Welcome to our September 2008 newsletter. As beach developments continue to progress along Nicaragua's Pacific coast, we are excited to share information with you about some new properties and improvements to the area's infrastructure. We are also excited to share our entire portfolio of property listings which you can now retrieve online.
Press from around the world are following Nicaragua's tourism industry advances and are getting the word out to a broader audience of travelers. The increase in visitors drives new real estate product ideas and delivery, giving you even more great options to choose from.
Nicaragua's first major move towards alternative energy is well underway (read story below), and San Juan del Sur's first true beachfront condominium project, the Talanguera Condominiums, has broken ground and already been a popular choice for buyers wanting a finished product close to town. This joint venture between the Nicaraguan Army (which has numerous land holdings as part of its officers' pension fund) and Spectrum Real Estate from Guatemala is expected to be completed by the end of 2009.

Wind Power comes to Nicaragua!
Nicaragua's first wind farm is already well under construction, and when completed it will consist of 19 turbines for the production of up to 40 megawatts of power.
The breezes created by Lake Nicaragua already help to form world class surfing waves, keep the air tempuratures cooler and bug populations much lower (especially mosquitos) compared to other Central American countries.
We are excited to see that one of Nicaragua's most unique natural resources will be helping to free the country from its dependency on imported oil, which currently provides over 70% of Nicaragua's electricity.

Nicaragua ranked in the "10 Great Green & Ethical Holidays" by the Times Online, England
Sustainable / eco travel has been one Nicaragua's fastest growing tourism sectors over the past few years, and the International tourism industry is taking note.
The Times Online in England recently ranked Nicaragua in their "10 Great Green & Ethical Holidays" list, noting "Fair-trade ventures with local farmers, impressive civil liberties, and a mushrooming variety of sustainable ecotourism destinations." Nicaragua shared the list with neighboring Costa Rica and Chile.
