We hope this newsletter finds you in good spirits. As you are perhaps aware, Nicaragua officially has a new president in office. Since the elections in November, we have received many inquiries about what was happening to real estate
values here. The bottom line is that the market has remained strong throughout the transition, but we have seen some new and, shall we say, interesting sales tactics being used by some developers.
Understanding the market value for real estate in Nicaragua can be tricky because property comparables are not public information. Several developers have recently offered "Thanksgiving Day Specials" and other cleverly named discounts in
an effort to increase their sales in the short term. These discounts are being offered because competition for your purchasing dollar has increased drastically over the past few years. To see the level of development around San Juan del

Last April we received a phone call from Santa Fe Films, a production company based in Denver that wanted to produce an informational film about buying real estate in Nicaragua. They traveled down and met with local experts Water's
Edge, Coldwell Banker, and Calvet & Associates, just to name a few. After eight months of extensive market research, traveling, filming, and production, the team at Santa Fe Films has successfully completed their informational video called

More Tax Incentives On The Way |

In 1999, the Nicaraguan government approved tax incentive law 306, which was created to attract foreign investment in tourism related businesses. The law provides for various tax breaks including 10 years of income tax exemption. Many
tourism related businesses (both foreign and Nicaraguan owned) have been approved for these tax breaks, and are currently enjoying their tax holiday.
As if this wasn't enough reason to invest in Nicaragua, the recently elected Ortega administration plans to expand the scope of law 306 to include benefits specific to retirees. Last week, the newly appointed executive president of
Nicaragua's Tourism Institute, Mario Salinas, announced that his office plans to establish a relationship with the American Association of Retired Persons (AARP), and intends to reform the Pensioners Law in an effort to attract more full
time foreign residents. The current Pensioners Law is pretty generous, so it will be interesting to see what types of reforms are around the corner.

There has been some confusion recently over what documents are needed for buyers to carry out the property registration process pain free. Some deals have sat frozen in the Public Registry Office because of one simple thing: a copy of a
passport. Along with using a knowledgeable and ethical real estate professional, a good real estate attorney is invaluable in helping you to make sure that all your documents are in order and up to date. If you are on your way to
registering a property soon, make sure you have the following ready:
-The property deed
-Tax certificate (Solvencia Municipal)
-Property history
-Property map or survey (Plano Catastral)
-Municipal tax certificate (IMI tax)
-Power of Attorney document (in case some one else is representing you in the purchase)
-Photocopy of your passport or photocopy of RUC (Tax ID number if the property is being registered in the name of a Nicaraguan corporation)
If you will be registering your property under the name of a foreign corporation, you will need additional papers as well, so make sure to discuss this with your attorney.
